Guest Agreement & House Rules

Important. By making a reservation, making payment, checking the acceptance boxes, signing the Booking Conforme, or entering the property, the Registered Guest confirms they have read, understood, and agreed to all terms below — and accepts responsibility for everyone entering under their reservation.

Acceptance of this Agreement

By making a reservation, making payment, checking the acceptance boxes, electronically or physically signing the Booking Conforme, or entering the property, the Registered Guest confirms they have read, understood, and agreed to all terms in this Agreement.

  • The Registered Guest accepts responsibility for all members of their group, visitors, suppliers, contractors, caterers, entertainers, photographers, event organizers, and any other person entering the property under the reservation.

1. Reservations, Payments & Cancellations

  • A reservation is confirmed only after the required payment (normally a 50% deposit) is received and the Booking Conforme is issued.
  • Guests must follow the payment schedule provided by Management. Failure to pay on time may result in cancellation without refund.
  • All submitted payments are non-refundable. No refunds, discounts, credits, or compensation are provided for: change of plans, weather conditions, utility interruptions, power outages, illness, early departure, transportation issues, or force majeure events.
  • A refundable security deposit (₱5,000 per villa) is collected at check-in to cover damages, missing items, excessive cleaning, fines, repairs, or unpaid charges, and is returned at check-out after a joint inspection.
  • If damages or charges exceed the security deposit, the Registered Guest remains liable for the balance.

2. Management Rights

Management may refuse entry, remove guests, terminate a stay, or evict guests without refund if:

  • Property or house rules are violated;
  • Guests engage in unsafe behavior;
  • Illegal activities occur;
  • Excessive disturbances occur;
  • Property is damaged;
  • Subdivision / homeowners-association (HOA) rules are violated; or
  • Staff, neighbors, or other guests are harassed.
  • Management may contact security, HOA personnel, law enforcement, emergency responders, or government authorities whenever necessary.

3. CCTV, Security & Restricted Areas

  • CCTV cameras operate in PUBLIC areas only — living room, kitchen, pool area, and corridors — for security and safety, and may record continuously.
  • For your privacy, NO CCTV cameras are installed inside bedrooms or bathrooms.
  • There is no expectation of privacy in the monitored common areas.
  • Guests shall not enter staff quarters, storage rooms, pump rooms, utility rooms, maintenance areas, equipment rooms, or roof areas.
  • Please keep gates and doors closed to reduce the risk of unauthorized entry. The resort is not liable for theft, loss, or damage resulting from gates, doors, or access points left open by guests.

4. Swimming Pool & Water Facilities

  • Guests use the swimming pool, jacuzzi, and all water facilities at their own risk. Lifeguard services are not provided.
  • Children and non-swimmers must be supervised by a responsible adult at all times.
  • No diving, running, pushing, rough play, or horseplay in or around the pool.
  • No glass containers in or around the pool.
  • Guests assume all risks associated with swimming, including injury, illness, and drowning.

5. Recreational Facilities, Basketball & Railings

  • Guests use all recreational facilities and equipment (basketball, mahjong, darts, billiards/table tennis, games) at their own risk.
  • For the basketball pole/ring by the pool: no dunking, no hanging on the ring, and no climbing the structure.
  • Do not climb, sit, stand, or jump on balcony or stair railings, and exercise caution near elevated areas.
  • Do not play during rain, lightning, or thunderstorms, and use caution during nighttime play.

6. Cooking, LPG, Electrical & Water

  • Guests use all cooking equipment at their own risk. Cooking must never be left unattended, and guests are responsible for safe food preparation and handling.
  • The resort is not liable for food poisoning, allergic reactions, or food contamination.
  • Guests shall not tamper with LPG lines, electrical systems, pool systems, pumps, filters, timers, or valves. Any fire, malfunction, or equipment damage caused by misuse is charged to the Registered Guest.
  • Tap water is not intended for drinking. Drinking water is provided/refilled separately.

7. Fire Safety

  • Guests shall not tamper with fire extinguishers or any fire-safety equipment.
  • Fireworks, firecrackers, sky lanterns, pyrotechnics, candles, bonfires, fire pits, smoke/fog machines, and open flames are prohibited unless approved in writing by Management.
  • Guests are fully responsible for any fire, smoke damage, injury, or property damage caused by their actions.

8. Property Care & Cleanliness

Guests shall take reasonable care of all property, furniture, fixtures, appliances, and equipment — with particular care for sliding glass doors, shower enclosures, TVs, the karaoke/videoke system, the electronic mahjong table, the darts machine, air conditioners, mattresses, and beds.

  • Do not leave doors, windows, or sliding doors open while air conditioners are running, and do not leave air conditioners running when rooms are unoccupied.
  • Please practice CLAYGO (Clean As You Go).
  • Take reasonable care of linens and towels and avoid staining them with hair dye, henna, massage oils, blood, urine, feces, vomit, cosmetics, paint, or similar substances. Cleaning, restoration, or replacement costs are charged to the Registered Guest.

9. Bathrooms, Drains & Septic

  • Bathrooms, pool decks, and outdoor areas can be slippery when wet — exercise caution at all times. The resort is not liable for slips, falls, or accidents.
  • Do not flush or dispose of wet wipes, diapers, feminine products, food waste, plastics, or foreign objects in toilets, drains, sinks, or showers.
  • Plumbing and septic service costs resulting from misuse or intentional clogging are charged to the Registered Guest.

10. Pets, Insects & Natural Conditions

  • Pets are welcome subject to our pet policy (₱1,500/night surcharge, diaper required indoors, vaccination card at check-in, ground-floor Senior Room only — not in the pool or upper floors).
  • Guests are responsible for controlling and supervising their pets. Any damage, cleaning, or disturbance caused by pets is charged to the Registered Guest.
  • As a garden/hot-spring property, occasional insects, geckos, or wildlife may be present. The resort is not liable for bites or discomfort arising from natural environmental conditions.

11. Noise, Alcohol, Smoking & Illegal Activities

  • Quiet hours begin at 10:00 PM. From 10:00 PM onwards, karaoke/videoke is permitted INSIDE the house only (not by the pool) with doors kept closed to contain the sound. Please respect neighboring properties and HOA rules.
  • Excessive noise, shouting, whistles, air horns, and disruptive conduct are prohibited.
  • Guests are responsible for monitoring intoxicated members of their group; intoxicated persons should not swim, drive, or use railings/elevated areas recklessly.
  • Smoking, vaping, e-cigarettes, and heated tobacco products are prohibited inside buildings and enclosed areas.
  • Illegal drugs, prohibited substances, violence, harassment, theft, and vandalism are strictly prohibited.

12. Liability, Damages & Guest Responsibility

  • The Registered Guest is responsible for all members of their group and all persons entering the property under the reservation, and for any damage caused intentionally or accidentally.
  • Guests shall reimburse the resort for repairs, replacements, cleaning costs, HOA fines, service fees, and legal costs arising from guest actions.
  • The resort is not responsible for lost or stolen property, medical emergencies, weather conditions, utility interruptions, third-party services, or injuries resulting from guest negligence.
  • To the fullest extent permitted by law, the resort's liability is limited to the amount paid by the Guest for the reservation. Nothing here limits liability that cannot be limited under Philippine law.

Guest Acknowledgment

At check-in, the Registered Guest confirms that:

  • I have read and understood this Agreement.
  • I accept responsibility for all persons entering under my reservation.
  • I agree to follow all property and house rules.
  • I understand that all payments are non-refundable.
  • I understand that damages may be charged against my security deposit or billed separately.
  • I understand that Management may evict guests for violations without refund.
  • I understand that CCTV monitoring operates in public areas only (never in bedrooms or bathrooms).
  • I voluntarily assume the risks associated with using the property and its facilities.

Attachment A

Damage, Cleaning & Service Charges

The following charges may be deducted from your security deposit and/or billed separately if they exceed the deposit. “Actual Cost” includes repair or replacement plus labor, supplier, transportation, administrative costs, taxes, and lost rental income where applicable. Charges are determined using photos, CCTV footage, the check-in/check-out inventory audit, inspection reports, quotations, and inventory records.

  • Electronic mahjong table and tiles
  • Electronic darts machine
  • Billiard / table-tennis table and accessories (Altaluna)
  • Refrigerator, water dispenser, gas stove, microwave, rice cooker
  • Sliding glass doors and windows
  • Tempered shower enclosures and bathroom mirrors
  • Countertops, modular cabinets, and custom furniture
  • Chandeliers and light fixtures
  • Beds and mattresses
  • Curtains and blinds
  • Pool pumps, filters, jacuzzi and waterfall equipment
  • Intercom system
  • Elevator (Altaluna)

The Registered Guest shall also reimburse HOA fines and penalties, government penalties, towing charges, legal and collection fees, administrative charges, and lost rental income caused by guest damage, where permitted by law.
